Taxes:

All rates are shown with 14% tax included so that you may more easily compare properties. There are no other charges unless clearly stated.

Commissions and change fees:

All commissions are included in the rates for both hotels and private homes. Your rate with Lost Oasis is the same as if you booked directly. 

Once your reservation is confirmed, one change may be made without charge. For subsequent changes a small service fee may be applied to cover costs.

Confirming a reservation:

A reservation is not confirmed until your payment has been received. When you have made your final decision, send an e-mail to Lost Oasis telling them that you are ready to commit with your payment (be sure to state your full name, which property and the dates). You will then be given the information you need to complete the confirmation process.

Confirming a reservation for Hotels and Condos:

Most hotels require full prepayment to confirm. Some hotels will take a deposit, with the balance paid prior to arrival date, or at the hotel in cash or with a credit card. Be aware that if you decide to pay on arrival with a credit card, you may be charged a higher service fee. For this reason it may be advantageous to pay in advance. 

Confirming a reservation for Houses, Apartments and Cottages:

Generally, a deposit of one half is required to confirm, with the balance due prior to or upon arrival. You will be informed if your rental property has a policy which differs from this.

Cancellation and refunds for Hotels and Condos:

Cancellation and refunds for Houses, Apartments and Cottages:

Generally, if the reservation is canceled at least 60 days prior to arrival date, the deposit will be fully refunded. A possible exception to this would be if there have been multiple changes prior to canceling, in which case a small service charge may be applied. If canceled less then 60 but at least 30 days prior to arrival, one half of the deposit is refundable. No refund will be given if canceled less then 30 days prior. If cancellation policy for your property differs from this you will be advised.

Check in and check out:

In general, check out is at 11AM. (Unless there is no party arriving the same day and client request a late check out.)
In general, check in is at 3PM or later as arranged. (Unless property is unoccupied and client requests early check in).

Balance of payment for houses, apartments and cottages:

Balance due must be made prior to or at time of arrival to receive keys to property and must be in cash (USD)or pesos at current rate. Please have the correct change ready. A credit card payment with MasterCard or VISA can also be made by prior arrangement with agent. No checks or traveler's checks can be accepted.
